Have you received a notification of eviction? If you have, it is because you have not moved out voluntarily and your landlord wants us to evict you. Your obligation to move out has been established by us in a verdict, in a ruling by a court, or in a decision by Hyresnämnden (the Regional Rent Tribunal).
If you haven’t paid your rent or fee, your landlord can apply for enforcement assistance – help to have you evicted. If you’ve received a notification of eviction you need to reach an agreement with the landlord in order to avoid being evicted.
If you want to avoid extra costs you can move out of the flat yourself before the eviction date. Contact your landlord in that case and return your keys, and also notify us that you have moved.
It is important that you bear these things in mind if you are unable to move by yourself:
Sometimes the landlord will have hired e g a debt collection company to represent him/her. If so, it is the representative that you have to contact. But it can still be a good idea also to talk to the landlord. Note that we may sometimes grant a brief respite even if the landlord does not agree to it.
If you need help and advice, you can contact the social service administration in your municipality and make an appointment with an adviser. We always inform the social service administration of the eviction.
On the eviction date we go to your house and make sure that the lock is changed and the contents removed. You have to pay the costs for packing, transportation and storage of your things. This means that we can seize your property in order to cover these costs. Waste and anything that can’t be kept in storage, such as food, unwashed dishes and damp textiles, will be thrown away immediately. Remaining items will put in storage.
Your things will be kept in storage for a maximum of three months. Usually your things will be stored by specialised storage companies, while in some cases the landlord will store them. If you do not collect your things within three months they will be thrown away or sold. Storage costs money, so bear in mind that you will have to pay to get your things back.

If you are evicted from premises that you rent for business or other purposes (not to live in), the rules are slightly different. If we are unable to find any suitable storage facilities, we are entitled to decide to sell your things or throw them away. In order to avoid having things that are important to you sold or thrown away, you should empty your premises before you are evicted.
